Chris Pine's Los Angeles neighbor is in court demanding that the settlement, as part of their battle over trees and property lines, that she reached with the actor and his team be enforced immediately, Us Weekly can exclusively report. On Tuesday, December 2, Pine's neighbor, Helen Yu, filed court docs pleading with a judge to intervene in the matter. Yu, an entertainment lawyer, sued Pine, 45, and a man named Bradley Lyon for trespass, nuisance and negligence in 2023. Lyon is the trustee of the actor's trust, which owns Pine's home and of which he is the beneficiary. In her lawsuit, Yu explained that she shares a boundary with Pine's three-bedroom, three-bathroom, 2,205 square-foot pad that he bought in 2010. Yu was upset that Pine planted several Ficus Benjamina trees, which Yu claimed had "invasive root systems" that caused substantial damage to her property. William H. He asked the court to order Yu to take down the fence and move it. Yu denied all allegations of wrongdoing. The case was settled days before the neighbors were set to face off in court, per In Touch. In her new filing, Yu explained that the settlement they reached required payment of money, which was completed, the trees being removed and the execution of paperwork to resolve the fence issue. (Yu said the certain payments were made from Pine and Lyon's insurer and certain payments were made by her insurance company.) Yu said Pine agreed to let her fence stay where it was but she needed him and his team to sign paperwork. "This delay is impactful because [Yu] is in the process of doing construction work on her home," Yu's lawyer alleged. "She cannot proceed without a permit." "Rather than simply delivering the documents to [Yu's] counsel (which already exist and are already executed), for nearly two months, [Lyon] has engaged in a pattern of delay and then silence, stringing [Yu] along with empty assurances and ultimately stonewalling entirely." Yu's lawyer added, "[Lyon's continued refusal to deliver the required documents has deprived [Yu] of a material (indeed, central) provision of the Settlement Agreement, forced [Yu] to expend litigation expenses ... and caused consequential damages in the form of delays of construction on her home." The Poolman star and Lyon have yet to respond to Yu's claims. Before the initial settlement, Pine and Yu went back and forth for months in court. Yu scoffed at Pine's attempt to have her move her fence. Her lawyer argued, "The hardship that [Yu] would suffer if forced to remove improvement from the disputed property would be greatly disproportionate to any hardship that [Pine] would suffer if the improvements are permitted to remain." At one point, Yu's legal team argued, "Either [Pine] does not want to be deposed, or his counsel is attempting to get around the trial court's ruling denying his most recent application to continue the trial by refusing to cooperate in scheduling [Pine's] deposition and enabling discovery to be completed." Pine's attorney denied any attempt to drag out the case. The judge ordered Pine to be deposed weeks later.
